The Fairfax and broader Northern Virginia real estate market is currently experiencing a transition towards more balanced conditions. While it's not a full-blown buyer's market yet, the scales are definitely shifting!

Here's what we're seeing:

  • More Choices for Buyers! Active listings in Fairfax County were up significantly in May compared to last year. This means more homes for sale, giving buyers more options and less pressure.
  • Homes are Staying on the Market Longer. Properties are taking a little more time to sell, which offers buyers more breathing room to make decisions and potentially negotiate.
  • Prices are Stabilizing. While home values generally remain strong year-over-year, the rapid price appreciation we've seen is slowing down, and some areas are even seeing slight monthly dips in list prices. Sellers who price competitively are still seeing great results!
