June means summer is in full swing, bringing warmer temperatures, humidity, and active growth in your yard. Here are some home maintenance tips to keep in mind for the month of June:
HVAC & Cooling:
- Service your AC unit: If you haven't already, now is the time to have your air conditioning system professionally serviced. This ensures it's running efficiently and helps prevent breakdowns during the hottest months.
- Clean or replace air filters: Regularly change your HVAC air filters (monthly or every 30-60 days, especially with pets or allergies) for better air quality and system efficiency.
- Clear debris from outdoor AC unit: Make sure the outdoor condenser unit is free of leaves, grass clippings, and other debris to ensure proper airflow. You can gently hose it down.
- Reverse ceiling fan direction: Set your ceiling fans to spin counter-clockwise to push cool air down and create a downdraft, making rooms feel cooler.
- Check for air leaks: Inspect windows and doors for any gaps or cracks and seal them with weather stripping or caulk to keep cool air in and hot air out.
Exterior & Yard:
- Clean gutters and downspouts: Ensure they are clear of any lingering spring debris to prevent water damage during summer storms.
- Inspect and clean decks/patios: Sweep away debris, then clean with a mild soap and water solution. For tougher stains, you might consider a specialized deck cleaner. If you have a wood deck, consider sealing or staining it after cleaning.
- Wash windows and screens: Clean both the inside and outside of your windows. Check screens for tears or holes and repair or replace them to keep bugs out.
- Inspect driveways and walkways: Look for cracks or holes and address them to prevent further damage and tripping hazards.
- Trim trees and shrubs: Keep branches pruned and at a safe distance from your home and power lines. This helps prevent storm-related damage and provides better airflow.
- Mow your lawn strategically: Mow higher (3-4 inches) to shade the soil, promote deeper roots, and reduce water evaporation. Follow the 1/3 rule (never remove more than a third of the grass blade at once).
- Water deeply and infrequently: Aim for about 1 inch of water per week, including rainfall. Water early in the morning to reduce evaporation and prevent fungal diseases.
- Address weeds: Stay on top of weeding, as they compete with your grass for nutrients and water.
- Empty standing water: Regularly check your property for any standing water (birdbaths, planters, old tires) to prevent mosquito breeding.
Indoor:
- Clean refrigerator coils: Dust and pet hair can accumulate on the coils, making your fridge work harder. Cleaning them helps it run more efficiently.
- Test smoke and carbon monoxide detectors: Replace batteries if needed and ensure they are working properly.
- Clean dryer vent: Clear lint from the entire dryer vent system to prevent fire hazards.
- Declutter and deep clean: Consider a general deep clean and decluttering to freshen up your home for the summer.
By tackling these tasks in June, you can ensure your home is comfortable, efficient, and well-maintained for the summer months ahead.
